Refurbishment: Care Chiefs Children's Nursery

Project overview:Buildmain carried out alteration and refurbishment works to existing Public House, converting to Children’s Day Nursery, to Architects’ design and OFSTED rules and Regulations.

The site comprised of ground and first floor and roof levels of the two storey commercial office building Works undertaken included:

Strip Out
Carefully strip out all back to shell, existing welfare, shelves, racking, kitchen units, dry lining, bar equipment, heater covers, window sills, light fittings, distributions board, cellar equipment, flooring, signage etc. and dispose of them.

Suspended Ceilings
Supply and fit new 600 x 600 mm white satin spar ceiling tile fitted on white grid to required ceiling height.

Joinery
Supply and install FD30 doors paint grade and frames to all rooms plus all associated ironmongery, including intumescent strips as required Steel butt hinges per door.

Plastering Works
Prepare all walls affected by building works, apply PVA to any bare walls, dry line with 12.5mm plasterboard or make good, back fill all chases made by mechanical trades, apply skimming plaster to make good all affected areas as required.

WC’s and Welfare
To WC accommodation provide new sanitary ware, cubicles, vanity units, 3 No stainless steel sink stations with taps, tiling, floor finishes and ceilings and lighting. Position and number of WC’s, washbasins, urinals, etc. strictly to Care Chiefs specification.

Plumbing and Heating
Supply full new central heating system, 2 No ideal logic 18 heat only Boilers to accommodate 20 No LST Radiators complete with TRVs and 8 No Panel K Radiators, all plumbed with copper tube fittings, brackets and fixings, programmable room stat, 7 day programmer and 90ltr unvented cylinder.

Staff Room and Kitchens
Supply and fit 1000 base unit, 500 drawer pack, 2 no 1000mm High level units, 40mm work top, running plinth all fixtures and fittings to Care Chiefs specification, splash back ceramic tiles.

Decorations
Strip off existing wall coverings where provided and thoroughly prepare all wall surfaces to smooth level finish. To all previously painted woodwork, thoroughly prepare and decorate with one coat undercoat and two coats eggshell to existing plaster surfaces, thoroughly prepare in accordance with work clauses and apply two coats of Leyland/Johnstone matt emulsion To new plaster surfaces, thoroughly prepare in accordance with work clauses and apply one thinned matt emulsion followed by two coats of Trade matt emulsion. To the new plaster suspended ceiling margin, thoroughly prepare and decorate with 1 thinned coat of Trade Matt Emulsion followed by two coats of Trade Matt Emulsion To required doors, prime, undercoat and gloss. Decorate walls in reception, corridors, all rooms and welfare area in accordance with Care Chiefs instructions.

Floor Covering
As of OFSTED specification

Miscellaneous
Remove existing vestibule and entrance door, remove brickwork to front elevation to form opening to take UPVC Frame and safety glazing. Supply and fit aluminium double leaf manually operated type SD swing doors with fanlight, Double glazed safety units, polyester powder coated. Create glass sliding reception window. Supply and fit digital locks wherever required.

External Works
Remove existing cellar hatch from yard area, construct steel supports and create concrete plinth, alteration to soil drainage layout. Carry out minor roof repair, erect Wane lap fencing as instructed by Care Chiefs.

Car Park
Tarmac and line mark required areas.

Buildmain carried out various alteration and refurbishment works to Droylsden Academy.
Altering of existing PA Office’s & Art Room.
Construct new admin office’s areas. Infilling of a 10 x 5m of existing floor aperture to 2nd floor including all structural steel works.
The Removal and alteration of the glass balustrades.
Construction of single person individual learning stations all to Architects’ design and CDM Regulations. Liaise with building control.

The premises required various types of alterations to improve the already first class facilities provided by the client. The project had a limited window of opportunity for completion, Buildmain Ltd planned and project managed the works which took place over the summer holiday break.

Further to the works carried out for the client previously in 2014 we were asked to carry out full refurbishment to their neighbouring office.

The premises required a full bespoke makeover so Vivialis could let the new premises in Trowbridge to a client. Buildmain Ltd planned and project managed the works which consisted of carrying out full refurbishment works to Newbury House.

Refurbishment: BT Sport, Waterden Road, London

Project overview: Buildmain Ltd has carried out refurbishment works at BT Sport to assist Timeline TV in the construction of 6 No Edit Suites and PCR Rooms. Following our initial meeting with Designer Richard Goodliffe, we were further instructed to carry out the works below. There was a strict timeframe for the works to be completed, with essential on-site restrictions to be adhered to in regard to noise generation and Health & Safety considerations.

Construct new acoustic wall from slab to soffit 70mm C stud with 2 layers of 12.5mm Sound bloc plasterboard to each side. Overlapping boards, taped and filled. Deep channel and head sealed to floor and soffit - Void full filled with 50mm x 1200 insulation. To provide in excess of Rw50dB acoustic isolation between the rooms. 73LM to form new layout of 2nr PCR rooms & 4nr Edit suites.

Install Acoustic window glazed with 1 layer of 6.4 laminate and 1 layer 8.4mm laminate, fully sealed with 50mm airspace between.

Install MF Ceiling to form soffit board ceiling with Sound Bloc, this formed an Acoustic ceiling to 4 No suits and 3 No PCR rooms.

Supply and fit 8 No pre-finished doors to form Rw40db acoustic performance with fire rated self-closing devices pull handles and push plates.

All new walls tape and jointed to a high standard and a minimum of two coats of Johnstone Trade matt emulsion, ensuring a quality finish. Prepared new MDF square edge skirting & decorate to match existing.

Prepared floor, fit carpet tiles to finish.

The contracted works were completed within the designated timeframe and to client approval and satisfaction.

Demolition & rebuild: Merchant Taylor School, Crosby, Liverpool

Project overview: Buildmain Ltd has carried out the demolition and rebuilding of a new boundary wall and brick wall repair works at Merchant Taylor School in Crosby, Liverpool. Following our initial meeting with Frank Irwin, Alistair Marsden and Liverpool Council to discuss the disrepair of the existing boundary walls, Buildmain had various planning and consultation meetings to decide on the extent of the rebuilding and repairs, we were duly appointed and instructed to commence the works in July 2014. There was a strict timeframe for the works to be completed as we had to work during the school holidays. The contracted works were completed within the designated timeframe and to client approval and satisfaction.

Project Overview: Buildmain Ltd carried out full decoration works to the Rope and Anchor public house consisting of various steel scaffolds to the internal & external areas with protection sheeting on access areas so as to protect the general public as well as boarding carpets due to delicate working areas. Minor plaster patching and preparation works including seal masonry was carried out as applicable.All ceiling and wall areas received one mist coat & 2 further full coats of vinyl matt. Wood work was prepared and spot primed with one full under coat and one full gloss to finish. All protective screens were removed along with board coverings and debris was cleared away. The Public house was open for business throughout and unaffected by the works.

There was a strict time frame for the works to be completed, with essential on-site restrictions to be adhered to in regard to noise generation and Health & Safety considerations. The works consisted of constructing structural timber partitions for the media monitors and screens. The contracted works were completed within the designated time frame and to client approval and satisfaction

Commendation:

To whom it may concern,

Whilst in my position of Construction Project Manager for a project at Manchester City Football Club, Etihad stadium. We sub contracted Buildmain Ltd to carry out the demolition/construction to convert a 3 room computer centre to a one room data centre for a new television broadcast service at the stadium. This included the removing of existing solid block walls, installing restraint components, patching and making good all surfaces, the onsite construction and installation of an access ramp and a raised access floor for the new ten rack data system.

All of this work had to be carried out with the only access being through a main working office at the club which could not be closed down or re located during this build. Also the time frame for these works was incredibly short due to work only being able to be carried out during the football off season.

Concurrently Buildmain were also responsible for the construction of two large pattrass panels for the mounting of TV monitors in the Programme control room. During all these works other contractors were also carrying out the installation of fire alarms, fire suppression systems and air conditioning therefore creating a very tight working space.

Mr Paul Bryan was the onsite Manager for all these works and carried out this position faultlessly.

At no time during the demolition/construction phase were there any complaints from any of the stadium staff re excess noise, dust or inconvenience. The works were scheduled in a logical order and carried out to a very high standard. All HSE requirements were met at all times and the site was always kept in a tidy manner.
Mr Bryan is commended for his control, workmanship and understanding of the task at hand.
